Ponte Vedra Beach homes are, on average, larger than what we see elsewhere in the county, and that drives most of what duct work here involves. A bigger footprint usually means two or three air handlers instead of one, zoned dampers, and supply runs that travel a long way through a hot attic.
Long runs are where conditioned air goes missing. Every extra foot of flex duct, every bend around a truss and every connection at a boot is another place for air to leak out and attic dust to be drawn in. When a homeowner tells us one wing never keeps up with the rest, the ductwork is usually part of the story.
The coastal side of the equation still applies. Ponte Vedra sits close enough to the ocean that humidity stays high and salt air is a factor, and homes near the Intracoastal get the same damp load from the other direction. Systems run long hours from spring through autumn, which is the main reason ducts here collect what they collect.
The same four steps, run per system:
The first thing we establish on arrival is how many systems the house actually has and which part of the house each one serves. Homeowners are often unsure, and getting it wrong means half the ductwork goes untouched while the invoice suggests otherwise.
Zoned systems add motorised dampers inside the trunk. We work around them carefully and leave them as we found them; if a damper is already stuck or a zone board is not responding, we will point it out and tell you it needs an HVAC contractor, because that is outside what we do.
Access is the practical constraint in large homes. A second-story air handler in a knee-wall space takes longer to reach than one in an open attic, and we would rather give an honest time estimate than rush the part that matters.
We can, and we quote each system separately so you can see what you are paying for. Some homeowners do every system at once; others start with the one serving the bedrooms. We will walk the house with you first.
It depends on the number of systems and how reachable the air handlers are, more than on square footage. A single-system home is usually a few hours; a three-system home with tight attic access can be most of a day.
Yes, as long as access is arranged. Let us know the community and gate procedure when you book and we will have the technician registered in advance so the appointment is not spent at the gate.
There are several possible causes and ductwork is only one of them, but leaking or crushed runs on a long attic path is a common contributor. We inspect the runs and show you photos of what they look like inside. If the cause turns out to be the equipment rather than the ducts, we will say so and refer you on.
We also cover Jacksonville Beach and St. Johns — same crew, same process. The full list is on our areas we serve page.
