St. Johns County has been one of the fastest-growing places in Florida for a decade, and the housing reflects it. Across Fruit Cove, Julington Creek and Nocatee, most of what we walk into was built in the last twenty-five years. That changes the conversation, because the assumption people arrive with is that a new house cannot need duct cleaning.
In practice, new construction is where we find some of the most loaded ductwork. A house is built with the duct system open for weeks while drywall is cut and sanded and floors are laid. Fine drywall dust and sawdust settle inside the runs and sit there, and the first few years of blower operation is what brings them back out into the rooms.
The other pattern specific to this area is the two-story plan with an upstairs air handler. It is an efficient way to build, and it puts the equipment and the longest duct runs in the hottest part of the house, where flexible duct is easiest to kink around a truss.
Same four steps in a new house as an old one:
These three cover most of our St. Johns work and each has its own age profile. Fruit Cove and Julington Creek include many homes now twenty to thirty years old, where the original flex duct is past its best and the insulation sleeve has started to come apart. Nocatee is mostly newer, and there the issue is far more often build debris and a kinked run than deterioration.
What they have in common is the upstairs air handler. We need a clear path to it, and in some plans that means a hatch in a bedroom closet ceiling. Clearing the closet before we arrive genuinely saves time.
If your home is still inside its builder warranty, say so. Where we find something that looks like an installation defect rather than wear, we will photograph it and tell you, so you can take it to the builder instead of paying us to patch it.
Often, yes, and for a different reason than an older home. A new house has its duct system open during construction, so drywall dust and sawdust settle inside the runs and stay there. We inspect first and show you the inside of the duct before you commit.
Fruit Cove, Julington Creek, Nocatee and the surrounding St. Johns County communities, along with the rest of the Northeast Florida area. If you are not sure whether your address is in range, call and ask.
Cleaning does not affect a builder warranty. If we find something that looks like an installation fault rather than normal wear, we will photograph it and point it out so you can raise it with the builder first.
Most single-system homes in these neighborhoods are a few hours, depending on the register count and how easy the upstairs air handler is to reach. We give you a time estimate after the walkthrough, before any work starts.
We also cover Ponte Vedra Beach and Fleming Island — same crew, same process. The full list is on our areas we serve page.
